Pro Torch Roofing has looked after the Hyatt Regency on Burrard Street since 2023 — ongoing roof repairs and maintenance across the property, with three full torch-on roof replacements scheduled for 2026. The challenge

A downtown hotel this size never pauses. Guests sleep under the roof deck every night, deliveries and events run around the clock, and every sheet of material moves through a controlled site high above Burrard Street. Hot work on an occupied high-rise takes planning: fire-watch protocols, staging that never blocks hotel operations, and a crew that finishes what it starts on schedule.

What we did

Ongoing care since 2023

Regular inspections, repairs and preventative maintenance across the property — catching small problems on the membrane, drains and flashings before they ever reach a guest room ceiling. Every visit ends with written documentation for building management.

A replacement plan, not an emergency

Three roof areas have been assessed and scheduled for full 2-ply torch-on replacement in 2026 — phased around hotel operations so the building keeps running while each roof is rebuilt. Planned replacements cost less and disrupt less than emergency ones.

Torch-on done in-house

SBS base and granulated cap sheet, custom-bent flashings from our own shop, and a fire watch after every torch session — backed by a $5M hot-work policy and 25 years of torch-on experience.

A landmark downtown hotel with a roofing partner on call year-round — and a clear, scheduled replacement program instead of surprise leaks.

Questions about heritage and hotel roofing

Can a hotel stay open during a roof replacement?

Yes. We schedule hoisting and noisy tear-off in agreed windows, seal debris chutes, keep the roof closed overnight and work in sections so guest rooms are never affected.

Do you handle ongoing maintenance for commercial buildings?

Yes — we've cared for the Hyatt's roofs since 2023. Regular inspections and small repairs are what let a commercial roof reach its full 25–30 year service life.
