Bowen Island Waterfront Home

A 2-ply SBS torch-on roof and custom metal on an island home where every roll of membrane and every crew member arrives on a BC Ferries sailing.

Project Overview

The flat roof on a home on Bowen Island, replaced with a 2-ply SBS torch-on membrane and new custom metal flashings. Completed in 2020, the project was planned around ferry schedules and island logistics so the roof was never left open, and the owners got a mainland-quality roof without the island premium. Expected service life: 25–30 years.

Roofing System & Materials

  • Torch-applied SBS base sheet and granulated cap sheet, laps torched and probed, reinforced flashings up walls and around skylights
  • Drain strainers and gutter details specified for a treed island lot
  • Cap and counter-flashings pre-bent in our Burnaby shop from site measurements and shipped with the membrane

Challenges & Solutions

Bowen Island is twenty minutes from Horseshoe Bay and a world away in logistics. After a drone and on-foot measure, every material for the whole job was ordered with a margin and shipped on one early sailing with the crew. Debris was binned on site and returned on the last run, and the crew stayed on-island until each roof section was fully closed.
